ACH: Nacha's batch network for payroll, rent and bills

Nacha 1974; same-day ACH 2016· Institution or agency

The US batch network that moves payroll, rent autopay, bill payments and benefits between banks, usually by the next business day.

How it works

A company or landlord sends its bank a payment file; the bank forwards it in batches to one of two operators, the Fed's FedACH or The Clearing House's EPN, which sorts and delivers them to receiving banks. Credits push money out (payroll); debits pull it in (rent autopay). Standard ACH settles next day; same-day ACH, since 2016, takes payments up to $1 million. Fees: pennies to about a dollar. Consumers can dispute unauthorized debits for 60 days; forged authorizations are the main fraud risk.

Why it matters

It is the cheap backbone of recurring US payments, about 34 billion payments worth $86 trillion in 2024, but it is slower and less final than a wire.

Facts, rules and data

Nacha's Operating Rules and annual volume reports, the Fed's FedACH statistics, and Regulation E. Nacha formed in 1974 from regional ACH groups; the first started in California in 1972.

Debates and risks

Whether Nacha's 2026 fraud-monitoring rules will curb payroll-diversion and fake-vendor scams, or mainly shift losses between banks, is not yet known.

Connections (4)

▸ACH: Nacha's batch network for payroll, rent and bills clears partly through FedACH at The Federal Reserve System (the Fed)Fact, law or data

The connection

The Fed is one of the two ACH operators: FedACH sorts and delivers batches between banks, and The Clearing House's EPN handles the rest. Either way, final settlement is a debit and credit to banks' accounts at the Fed, which also sets the processing windows, including same-day ACH.

When and why

FedACH since the 1970s; same-day ACH settlement windows added in 2016 and a third in 2021.

How we know

The Fed's FedACH volume statistics and Operating Circular 4, which governs the service.

Debates and risks

Whether the Fed should compete with private operators in ACH, and now in instant payments, is a long-running debate.

▸ACH: Nacha's batch network for payroll, rent and bills delivers most benefits paid by Social Security Administration (SSA)Fact, law or data

The connection

SSA decides who gets paid; Treasury's Bureau of the Fiscal Service sends the money as ACH credits through FedACH, landing on set days by birth date. More than 99% of Social Security and SSI payments are electronic, after Treasury required direct deposit from 2013 and moved to end most paper checks in 2025.

When and why

Nationwide, for about 75 million beneficiaries; the 2013 rule followed Treasury's 'Go Direct' campaign.

How we know

Treasury and SSA announcements on the 2013 electronic payment rule and Executive Order 14247 (2025), and Fiscal Service payment statistics.

Debates and risks

How beneficiaries without bank accounts fare under the 2025 phase-out, and how many still need exceptions, is still being worked out.

▸ACH: Nacha's batch network for payroll, rent and bills often moves tenant rent through Loan covenants, cash sweeps and lockboxesFact, law or data

The connection

Tenants paying rent by ACH send it straight into the property's deposit account, often a lender-controlled lockbox under a CMBS loan. Swept daily to a cash-management account, the cash is paid out monthly in a set order: tax and insurance reserves, debt service, other reserves, approved expenses, then any excess to the owner or a trapped reserve.

When and why

Commercial properties with lender lockboxes; tenants receive direction letters telling them to pay into the lockbox account.

How we know

Cash management agreements and tenant direction letters in CMBS loan documents.

Debates and risks

How often owners divert rent outside lockboxes, a carve-out trigger, is unknown until a default exposes it.

▸ACH: Nacha's batch network for payroll, rent and bills is the batch workhorse of the Payment rails: how money moves from account to accountFact, law or data

The connection

ACH carries most US account-to-account payments by count: payroll direct deposit, Social Security, rent and mortgage autopay, vendor bills. Batching keeps costs to cents, at the price of next-day or same-day timing. Wires carry far more dollars per payment, and instant rails are growing alongside.

When and why

US banks and credit unions; Nacha counted about 34 billion ACH payments worth $86 trillion in 2024.

How we know

Nacha annual statistics and the Fed's FedACH data.

Debates and risks

Whether instant payments will eventually displace ACH for payroll and bills, or ACH stays the cheap default, is debated.
